Due diligence, entitlement support, and survey continuity as the site moves toward construction.
From raw land to grand opening.
Eagle handles the commercial land surveying work development teams depend on to close, design, plat, build, document, and deliver the site.
Offices in Denton and Waco. Field crews on commercial sites across Texas.

Owners, engineers, and contractors need different things from the same site information.
Eagle keeps the survey basis, project control, plats, easements, revisions, and field records coordinated as responsibility shifts from acquisition and design into construction. That gives each team a clearer starting point without rebuilding the survey history at every handoff.
Topographic data, plats, easements, and survey coordination aligned with the current design package.
Control, Construction Staking, revisions, and as-builts coordinated around field sequence and mobilizations.
Repeatable standards and deliverables across multiple properties without ignoring site-specific requirements.

A commercial portfolio built across brands, site types, and repeat programs.
Selected project and end-user experience from across Texas, from one-off pad sites to programs that repeat across the state. Names are shown as project or end-user experience; direct client relationships vary by assignment.

Survey and Reality Capture that stay coordinated when the site needs more than one dataset.
Commercial sites often need different collections at different moments: title and design surveys early, staking and as-builts during construction, and aerial or laser-scanning data where broader coverage or existing-condition documentation adds value.
Eagle can coordinate those scopes around an established project basis so the team is working from aligned control and site information while each service keeps its own accuracy, coverage, processing, and professional requirements.
Questions that come up once the project is real.
These focus on the issues that create calls between owners, engineers, contractors, title teams, and the surveyor after a commercial job is moving.
The requirement is set by the transaction, not the surveyor: the lender, the title company, and the buyer decide what closing needs. On commercial purchases that is most often an ALTA/NSPS Land Title Survey with the optional Table A items negotiated for the deal, and some Texas transactions call for a Category 1A Land Title Survey instead. Eagle reviews the title commitment, confirms the requirement with the title team, and scopes the work so the survey delivered matches what the closing actually requires.
Often, yes. An ALTA/NSPS Land Title Survey or other transaction-related survey can begin while the design team is still defining topographic or site-development needs. If both are anticipated, telling Eagle up front lets the field work, control, access, and schedule be planned with the later scope in mind. The resulting survey products still remain distinct deliverables with their own requirements.
The staking request should identify the current approved or signed-and-sealed plan set, the specific items to be laid out, the latest revision date, the construction sequence, and the requested mobilization date. Digital design files and existing control information should be provided when available. Eagle reviews the information before layout and refers apparent plan conflicts, missing information, or design questions back to the appropriate design professional.
Send the revised plan set and digital files, clearly identify the revision, and note what has changed in the field request. Eagle reviews the affected calculations and previously staked work, then coordinates any needed recalculation, restaking, or additional mobilization with the contractor. Keeping revision dates and field requests explicit helps reduce the risk of work being laid out from superseded information.
When the scopes are coordinated appropriately, a common horizontal and vertical control basis can support multiple survey and Reality Capture datasets on the same project. That helps keep field information aligned across services. Each collection method and deliverable still has its own accuracy, coverage, processing, and professional-survey requirements, so the exact approach is established during scoping.
Common changes include updated title commitments or ALTA Table A requirements, expanded topographic limits, additional utility or tree scope, restricted access, jurisdictional comments, design revisions, extra Construction Staking mobilizations, changed site conditions, or added deliverables. When the requested work moves beyond the original scope, Eagle coordinates the change with the project team before proceeding whenever practical.
