Construction Staking

ACCURATE FIELD LAYOUT FROM APPROVED PLANS.

Construction Staking translates locations and elevations shown on signed and sealed design plans into accurate field layout for buildings, utilities, grading, paving, drainage, and other constructed improvements.

Construction Layout

What Construction Layout Puts in the Field.

Horizontal LayoutBuilding lines, centerlines, column grids, utility alignments, paving geometry, and other plan locations required for the requested phase.
Grades & ElevationsFinished grades, cut-and-fill information, blue tops, utility elevations, and other vertical information defined by the design.
Offsets & MarksField points and offsets placed so the contractor can reference the design while excavation, forming, installation, and site work move forward.
Project ControlEagle establishes or verifies the control used for the requested layout and ties field staking to the project's coordinate system and benchmark information.
What We Stake

Layout for Each Phase of the Build.

The requested scope changes as construction advances. Eagle can support isolated layout needs or recurring field work across multiple phases of a larger project.

Building corners and foundation layout
Column lines and structural grids
Drilled piers, piles, and anchor bolts
Rough and fine grading
Cut-and-fill and blue-top staking
Water, sanitary sewer, storm drainage, and dry utility layout
Curb, gutter, paving, and parking areas
Retaining walls and screen walls
Detention and retention facilities
Light poles, signs, and site amenities
Railroad staking and monitoring
Road and bridge layout
Federal and military projects
Phased commercial, industrial, municipal, aviation, and multi-family construction

FAA 1A Certification for Crane Locations

Eagle Surveying provides FAA 1A survey certification for proposed crane locations. We document surveyed coordinates and ground elevations and incorporate the maximum proposed crane height supplied by the project team. This information supports FAA obstruction evaluation before crane installation.

In the Field

The Same Control, From the Excavation to the Top Deck.

Layout does not stop when the pad is built. The same project control carries through foundations, structure, and every deck above it.

Field Coordination

Built Around the Contractor's Construction Sequence.

Eagle Surveying calculates the requested layout from the approved plans and digital design files, establishes or verifies project control, and stakes the work in the sequence requested by the contractor. Our project managers coordinate with contractors, engineers, owners, and superintendents regarding mobilization, phasing, revisions, and field conditions.

01Current Drawing SetConfirm the plan information and revision being used for the requested phase. Plans must be signed and sealed by the licensed architect, engineer, or other design professional responsible for the design.
02Calculations & ControlPrepare the layout and confirm the control required to place it in the field.
03MobilizationCoordinate site access, requested points, timing, and the area ready for staking.
04Field LayoutSet the physical marks, offsets, grades, and control needed for the contractor's work.
05As-BuiltDocument the constructed locations and elevations when as-built information is included in the agreed scope. The survey records field conditions; engineering acceptance remains with the appropriate project authority.
Design Questions Stay With the Design Team

Apparent plan conflicts, missing information, or design questions are referred to the appropriate design professional for clarification rather than resolved through unauthorized design changes.

Pricing & Scheduling

The Scope Changes With the Project.

Pricing depends on what must be laid out, how many times crews need to mobilize, the size and complexity of the site, utility scope, and the required construction sequence. A single pad-site mobilization is fundamentally different from recurring support on a multi-phase project.

Points & Layout TypeWhat needs to be staked and the amount of field layout required.
Phases & MobilizationsHow many site visits are anticipated as construction advances.
Site SizeThe physical extent of the work and areas that must be covered.
Grading ComplexityEarthwork geometry, elevations, slopes, and requested grade information.
UtilitiesSanitary sewer, storm drainage, water, and other utility layout included in the scope.
Construction ScheduleSequence, required dates, current site readiness, and recurring field needs.
One-Time Layout

Pad Site or Limited Scope

A single mobilization for a defined group of points is a different scope than an extended construction program.

Phased / Recurring

Multi-Phase Development

Subdivisions, industrial sites, municipal work, and other active projects may require repeated staking as grading, utilities, structures, paving, and site improvements progress.
