Industrial, Manufacturing & Logistics
Eagle provides industrial site surveys and Reality Capture for plants, manufacturing facilities, warehouses, material yards, and logistics developments across Texas. From acquisition and design-base mapping through construction layout, earthwork quantities, facility scanning, and final as-built documentation, we keep each phase tied to consistent survey control.

Surveying and Reality Capture through every phase of the industrial project.
Industrial work spans large sites, active operations, and multiple contractors. The services below are grouped by project stage, so engineers, estimators, and facility teams can see where each dataset enters the work. Coordinate system, coverage, and formats are set when the assignment is scoped.
Site Selection & Due Diligence
- ALTA/NSPS transaction survey
- Title and easement depiction
- Large-tract terrain data
Design & Entitlement
- Topographic CAD base map and surfaces
- Classified point cloud and terrain model when included
- Plat and easement documentation when required
Construction & Earthwork
- Construction control and field-layout records
- Volume and change-over-time reports with defined limits
- Progress imagery organized by date or phase
Closeout, Operations & Retrofit
- Registered facility point cloud
- Scan-to-CAD data when included in scope
- As-built and closeout survey records

Measure the site. Document the facility.
An operating site does not pause for data collection. Aerial methods cover large areas without slowing the work on the ground, terrestrial scanning captures built conditions at close range, and both tie back to the same survey control the field crews use.

Industrial Survey & Reality Capture FAQs
Questions industrial developers, facility teams, engineers, and contractors ask when planning survey and Reality Capture work across Texas.
An industrial site survey is a project-specific combination of surveying and mapping services used for industrial land, plants, warehouses, manufacturing facilities, material yards, utilities, or major infrastructure across Texas. The scope may include boundary and title surveys, topographic mapping, aerial LiDAR, terrestrial laser scanning, easements, construction staking, as-built documentation, volumetric analysis, and progress documentation.
An ALTA/NSPS Land Title Survey is primarily used for commercial real estate transactions, title review, financing, and due diligence. It addresses the property boundary along with title-related matters such as easements, rights-of-way, access, improvements, and other conditions required by the agreed scope. A Topographic Survey focuses on existing site elevations and physical features needed for engineering and design. Industrial developments often require both because they answer different questions for the transaction and the design team.
An industrial land surveyor should be involved early enough to review the property, available title information, survey limits, design requirements, coordinate system, site access, and schedule before those items become critical to the project. Early coordination is especially valuable on large industrial developments where acquisition, civil design, platting, utility work, and construction may involve different teams working from the same underlying site information.
A warehouse survey for an expansion or redevelopment should be built around the information the design team actually needs. Depending on the project, that may include property and easement information, existing building limits, pavement, drainage, elevations, visible utility evidence, access, loading areas, retaining walls, and other existing improvements. Eagle reviews the intended design use before establishing the survey limits and deliverables so the resulting data supports the planned expansion rather than simply documenting the property generally.
Yes. Multi-building industrial parks and logistics developments can be supported under a consistent project control framework while the survey scope changes from one phase to the next. This can help civil engineers, contractors, owners, and other project teams keep site data, construction layout, and later record information coordinated as additional buildings, roads, utilities, drainage improvements, or development phases move forward.
Yes. Eagle has railroad and rail-related surveying and Reality Capture experience that can support rail-served industrial sites, logistics terminals, manufacturing facilities, and material operations. Depending on the project, the work may involve survey control, existing-condition and topographic mapping, track or site layout, as-built surveying, aerial mapping, or other project-specific measurements. The final approach is established from the site, alignment, construction requirements, and intended deliverables.
With teams based in Denton and Waco, Eagle supports industrial, manufacturing, warehouse, logistics, and material-site projects statewide. Select Reality Capture assignments can also be supported nationwide depending on project scope, access, schedule, and mobilization requirements.
Have an industrial site to survey?
Send the site location, project phase, schedule, and the data your team needs. Eagle will review the scope and determine the right mix of field surveying, aerial capture, facility scanning, or repeat measurement.
