Platting Services

RECORDED LAND DIVISION FOR DEVELOPMENT.

Platting is the process of creating an official map that divides, combines, or reconfigures land into legally recognized lots, blocks, easements, rights-of-way, and public dedications. The plat is reviewed by the applicable city, county, or other reviewing authority and, once approved, is recorded in the county real-property records.

What the Plat Establishes

The Recorded Framework for the Development.

Beyond the parcel configuration itself, the plat organizes the legal lot and dedication information required for the approved development. The standard items are lots and blocks, easements, rights-of-way, and dedications. The exact content depends on the property, project, and reviewing jurisdiction.

Lots & BlocksDefines the legally recognized lot and block configuration shown on the plat.
EasementsShows easements and easement dedications included in the plat scope or required for the development.
Rights-of-WayDocuments right-of-way boundaries and dedications included in the approved plat.
Public DedicationsIdentifies public dedications required by the reviewing authority and incorporated into the recordable document.

Plat Types

The Name and Review Path Change by Jurisdiction.

Texas cities do not all use the same plat names or approval process. Eagle prepares the plat type required by the reviewing jurisdiction, from the common preliminary, final, minor, replat, and amending workflows to locally named administrative, construction, development, correction, short-form, conveyance, and vacation plats.

Preliminary PlatAn early subdivision layout used where the jurisdiction requires review of lots, streets, easements, access, utilities, phasing, or other development information before the final recordable plat.
Final PlatThe recordable subdivision document prepared for final jurisdictional approval after the applicable development, infrastructure, and plat requirements have been addressed.
ReplatUsed to change the configuration of property or easements that have already been platted. Depending on the city and the change proposed, the review may be administrative or may require Planning and Zoning action or public notice.
Minor / Final ReplatSome cities divide replats into minor and final categories. Minor replats are generally limited to qualifying changes that can be reviewed administratively, while larger or more significant changes follow the full replat process.
Minor Plat / Short Form PlatIn many North Texas jurisdictions, a minor plat is used for four or fewer lots when no new public infrastructure is required. Some cities add frontage, prior-platting, lot-size, or other eligibility requirements and may call the process a short-form or final short plat.
Amending PlatUsed for limited revisions to an existing recorded plat when allowed by state law and the local jurisdiction, such as correcting certain errors, adjusting qualifying internal lot lines, or combining lots.
Conveyance PlatUsed by some jurisdictions to create or identify tracts for conveyance or sale without granting full development approval. A later final, minor, or other development plat may still be required before construction.
Administrative PlatA locally defined staff-review procedure used by some cities for qualifying minor subdivisions or other plats that meet specific administrative approval criteria.
Construction PlatUsed in certain municipalities as the preliminary development plat that establishes proposed boundaries, easements, rights-of-way, and other information needed before public improvements or site construction advance.
Development PlatA locally required plat used in certain circumstances to authorize development of property that may not otherwise be proceeding through a conventional subdivision plat. Requirements are jurisdiction-specific.
Correction PlatA procedure used by some jurisdictions to correct qualifying errors or omissions in a recorded plat when the correction can be handled under the applicable statutory and local requirements.
Plat Vacation / Vacating PlatUsed when all or part of a recorded plat is being vacated or dissolved, subject to ownership, notice, signature, and approval requirements that vary with the property and jurisdiction.
Combination Construction / Final PlatSome municipalities provide a combined construction-and-final plat path for qualifying developments, allowing what would otherwise be separate stages to move through a single locally defined procedure.
Condominium PlatUsed to show the location and boundaries of ownership based on units, interest, and common areas, as well as other dimensions and features.
Other Locally Defined Plat TypesCities and counties may use additional names or specialized procedures based on the development type, infrastructure, property history, or local code. These can include Residential Replats, Short Form Final Plats, Street or Right-of-Way Dedication Plats, County Plat Revisions or Revised Plats, Utility Plats, Townhome Plats, Subdivision Plats, Gas Well Plats, and other jurisdiction-specific variations. Eagle confirms the required application type and current submittal requirements before plat preparation begins.
Local terminology can change from one DFW municipality to the next.

Examples from current municipal guidance illustrate why Eagle confirms the jurisdiction before defining the plat path. These names are examples, not a statement that every city uses every category.

Eagle supports the full range of municipal platting workflows required for development and recordation. The exact plat name, eligibility criteria, supporting documents, review authority, public-notice requirements, and sequence are determined by the reviewing jurisdiction and the property itself. Eagle confirms those requirements at the beginning of the assignment rather than applying one city's process to another.

Review & Recordation

Platting Moves Through a Jurisdictional Review Process.
