Surveying Services

Surveying Services

From the first title review to the last as‑built.

Eagle provides commercial land surveying services throughout Texas for property acquisition, design, entitlement, construction, and closeout. Our teams work with developers, civil engineers, contractors, architects, municipalities, school districts, title companies, lenders, and attorneys to deliver the survey information each stage requires.

Professional survey work is completed under the direction of Texas Registered Professional Land Surveyors.

Start With the Need

Not every project starts with the same survey.

Eagle Surveying is a professional land surveying firm with a dedicated Reality Capture practice, headquartered in Denton, Texas, with a second office in Waco, serving projects statewide. The right scope depends on what the project team needs to confirm, design, record, or build. These are common starting points; the individual service pages go deeper.

Core Development Work

Three services that carry a lot of the work.

Topographic Survey, Platting Services, and Construction Staking are the workhorses across many of Eagle's commercial, public, and development projects.

DESIGN-READY MAPPING OF EXISTING SITE CONDITIONS.

Topographic Survey

A Topographic Survey maps site elevations, contours, grade changes, drainage features, structures, pavement, visible utility features, and other existing conditions needed for engineering, planning, permitting, and design.

Collection methods are selected around site size, terrain, vegetation, access, accuracy requirements, and intended use.

Platting Services

Platting creates the legally recognized lots, easements, rights-of-way, and dedications needed for development through preliminary plats, final plats, replats, amending plats, and other jurisdiction-specific plat types.

Eagle prepares the survey components, coordinates with the project team and reviewing jurisdiction, and supports the work through approval and recordation.

Construction Staking

Construction Staking translates locations and elevations shown on signed and sealed design plans into precise field layout for buildings, utilities, grading, paving, drainage, and other constructed improvements.

Eagle coordinates mobilization, phasing, revisions, and requested layout with the contractor and project team as construction advances.

Standards + Oversight

Professional survey work, prepared for the way it will be used.

All surveying services are performed in accordance with applicable state and national standards, including the latest standards adopted by the Texas Society of Professional Surveyors Manual of Practice and the ALTA/NSPS Minimum Standard Detail Requirements, where applicable.

Eagle performs professional surveying in Texas, with teams based in Denton and Waco supporting projects statewide.

Survey + Reality Capture

When the site calls for broader capture, the survey does not have to stand alone.

Aerial LiDAR, photogrammetry, terrestrial laser scanning, 360° documentation, and other Reality Capture methods can complement conventional survey scopes where the project benefits from them.
